Now that you have decided it is time to sell your home, take a look around as if you were the Purchaser. All the work that you put in prior to listing your home for sale will pay off with huge dividends.
Understanding The Market
Buyer's Market: There are more homes on the market than the number of Buyers ~ so that means competition from other listings and more room for negotiations in the Selling Price and perhaps a longer time to sell.
Seller's Market: More Buyers than there are homes for sale ~ homes sell quickly and usually for a higher price.
Balanced Market: A balanced number of Buyers and Sellers ~ stable market conditions.
PRE LISING CHECKLIST
BE REALISTIC:
After you have reviewed a Current Market Appraisal with your Realtor®, set a list price that will bring quick action. Overpricing will affect the critical first phase of any marketing and buyers will move on.
DO YOUR HOMEWORK:
Go through Public Open Houses in your area and get a sense for your competition. When it gets closer to the Listing Date have your Realtor® take you through any new listings so you can assess your strategy.
HAVE A GAME PLAN:
Set out your ideal time lines so you know exactly what your options are. Are you going to buy before you list your house for sale or will you wait to buy until you sell firm ?
DE-CLUTTER:
You need to pack away all those knick knacks, personal photos and clutter, now is the time to clean out your closets and cupboards. When a buyer walks through the front door they need to be able to envision living in the space and they have to want to be in that space.
FIX IT:
Take a walk through your house, fix anything that needs fixing, make sure all the cupboards and drawers open easily and close properly, fill in the nail holes, re-paint if it needs it. You will be surprised how this will pay off.

SMART NEGOTIATING:
When you are presented with an Agreement of Purchase and Sale, the Purchaser and their agent have spent a good amount of time up to this point. Listen to the offer presentation, don't take anything personally and save all your questions and comments.
HOME INSPECTION CONDITION:
This condition is for the benefit of the Buyer and they will hire the services of a qualified Home Inspection Company. The Home Inspector will check out all electrical, wiring, furnace, water, roofing and foundation.
As part of your pre-listing preparation you will have looked after any maintenance issues so this is just a formality.
